Eagle Home Appraisal Reading

    Probate appraisals for Reading property.

When a house is part of an estate, begin with the estate attorney's instructions. Confirm the property, the valuation date and what the report needs to support.

Make the property question clear before ordering.

Before ordering, ask your attorney whether the matter needs a value for the whole home or an ownership share, who should order the appraisal and who needs to use the report. Tell us about any filing or meeting deadline.

Start with the Berks County estate file.

The Berks County Register of Wills has forms and information for estate proceedings in the county. Its office is at the Berks County Services Center, 633 Court Street in Reading. Use the county's current instructions with your attorney rather than relying on a general appraisal page for filing requirements.

Keep appointment papers, the property address and the attorney's instructions together. An appraisal request is easier to define when everyone is working from the same property description and requested date.

Describe what has changed since that date.

A home may be cleaned out, repaired or prepared for sale while the estate is being handled. Those changes do not necessarily belong in the condition used for an earlier date of value.

Gather photographs before the work, invoices with dates and notes about known damage. For attached homes, explain any access limits, shared features or separate areas that might be hard to understand from the street.

Separate the records from the opinion of value.

The Berks County Assessment Office maintains ownership and assessment records. Those records can help identify the parcel, but the assessment alone does not answer every valuation question for an estate.

Tell us which documents the estate has and what its adviser still needs. The sales evidence and the home's condition need to match the date you need valued.

    Tell us your filing deadline.

Share the filing or meeting date when you first inquire, along with who holds keys and when the property can be entered. If the deadline is close, confirm that the report can be ready in time.

Request a probate appraisal discussion. Your attorney should decide whether an independent appraisal is appropriate for the matter and identify the reporting requirements.
