About Eagle Home Appraisal Reading
You may need a value for a home you've known for years, or a property you're only now responsible for. We take residential appraisal inquiries in Reading and Berks County, with reports prepared by a licensed or certified appraiser.

What do you need the appraisal to help you do?
An inherited house, a marital home and a property you plan to sell can raise different questions. Tell us who needs the report and what it will help them decide. If the question concerns an earlier date, a value for today may not answer it.
Our appraisal services cover estate, probate, divorce, inherited-property tax requests and private residential decisions. If an attorney, tax adviser or report recipient has given you instructions, bring those along. They help define the work your report needs to do.
A Reading address needs its own comparisons.
An older brick rowhouse can differ from a nearby home in layout, width, condition or parking. A municipal boundary and the type of housing may also matter when choosing market evidence. A citywide price figure cannot describe all of those differences.
Keep records of additions, repairs and unusual features. If the value date is in the past, dated photographs and invoices can help distinguish the home as it stood then from changes made since. Our Reading area guide explains the local property context.
Know who will handle your request.
When you inquire, ask who will prepare the appraisal and who to contact with questions about the assignment. Before work begins, discuss the scope, fee, access and expected delivery with the appraiser. Agree who will receive the report and who may rely on it.
Share a hearing or filing deadline early. If you need testimony or other support, ask whether it is available. If a lender needs the report, check its ordering requirements first; a privately ordered appraisal may not meet them.
You can begin with what you know.
You do not need a complete file to make an inquiry. Tell us about the property and the question you need answered. If you are still working out a detail, say so.
Our answers to common questions and articles can help you prepare. When you get in touch, share any instructions your attorney or tax adviser has already given you.
