What is a home appraisal? A Reading property guide

A real estate appraisal is a supported opinion of value for a particular property, purpose, and date. The number makes sense only with the report's question and evidence.

An opinion of value needs a defined question

A real estate appraisal is a supported opinion of value, not a price tag that applies for every decision. The assignment identifies the property interest, type of value, effective date, intended use, and intended users. Ask who needs the report and what decision it will support before work begins.

Suppose a Reading home is appraised today for sale planning. That opinion does not automatically answer what the same home was worth on an earlier estate date. The condition of the home and the market may have changed. A report prepared for one date or user may not fit another.

    What supports the number

The appraiser gathers property information and relevant market evidence, chooses appropriate methods, and explains the reasoning. Size, layout, condition, improvements, location, and the timing of comparable sales can matter. A listing price is an asking figure; a tax assessment serves another process; an online estimate may not account for details of the home. None is automatically a substitute for the defined appraisal assignment.

Where the opinion helps, and where it stops

A lender may use an appraisal to evaluate collateral, while an owner may commission a private report for sale planning or a family transfer. An estate or divorce matter may require an earlier date and particular recipients. An attorney, lender, or tax adviser should identify requirements that apply to that matter.

The appraisal does not guarantee a sale price, loan approval, tax treatment, or court outcome. It does not divide legal interests among heirs or spouses. Observations of the home's condition also do not replace a home inspection.

If you are starting a Reading request, bring the full address, the decision the report will inform, the date to be valued, and the intended recipient. You can discuss details you do not yet know before agreeing on the assignment.
