What changes the cost of a Reading home appraisal?

$650 is the published VA single-family appraisal fee for Berks County under the May 1, 2026 schedule. That VA program fee is not our private price; private Reading costs depend on the assignment's scope.

The private appraisal quote and the dated VA loan fee schedule below answer different questions. These VA figures apply under their stated effective date and conditions. Confirm the applicable program schedule with the lender.

$650 is the published VA single-family appraisal fee for Berks County under the schedule effective May 1, 2026. That is a VA program fee, not our private price. A private appraisal of a Reading home needs a property-specific written quote because the work changes with the property, the value date, the report's use, and the deadline.

Why two Reading homes can require different work

A straightforward current-date assignment for a typical home and a retrospective assignment for an older rowhouse do not ask the same question. The latter may require research into the home's earlier condition and the market on that earlier date. Additions, an accessory unit, acreage, unusual construction, unfinished work, or limited access may also change the research or reporting scope. None of these facts supplies a universal surcharge; they tell the appraiser what work must be considered before quoting.

For example, if a rowhouse was renovated after the owner's passing, the current kitchen is not automatically evidence of its earlier condition. Dated photographs and invoices can reduce uncertainty about what existed then. A separate request for testimony or a tight filing deadline may call for work beyond a standard report. Describe these needs before agreeing on a fee.

Build a request that can be priced

Give the full address, property type, approximate size, intended use, effective value date, report recipients, and deadline. State what is unusual and what records you have. Ask which property observations and report format the quote includes, how access will work, and what would require a revised agreement. A private quote should identify the fee and a delivery estimate in writing. It should not depend on the value the appraiser eventually concludes.

If a mortgage lender needs the appraisal, confirm its own ordering and payment process before commissioning private work. A private divorce, estate, or pre-listing fee cannot be estimated from the VA program schedule.

Published VA loan appraisal fees for Berks County

The VA appraisal fees and timeliness table is effective May 1, 2026. Berks County does not have its own named row, so a Berks County property uses the Pennsylvania default row. Confirm the property's county and applicable schedule with the lender.

    Property typePublished VA program fee
    Single-family$650
    Individual condominium$650
    Manufactured home$700
    2–4 unit multifamily$850

The Pennsylvania default row lists seven business days for appraisal timeliness. Under VA's fee and timeliness policy, the count starts on the first business day after assignment; weekends and federal holidays do not count. This is a VA program requirement, not a private appointment or delivery promise. VA says its posted fees and timeliness are for VA-specific assignments, not a customary or reasonable fee standard for other lenders or agencies.

The table is not an unconditional cap on every charge. VA permits additional charges only in specified circumstances under its rules. For example, a rush or priority fee must be initiated by the lender, negotiated with the appraiser, and cannot be charged to the Veteran. Ask the lender which charges apply to your transaction. These published amounts do not price a private divorce, estate, pre-listing, rush, or testimony assignment.

Use the right number for the right decision

The VA amount is useful if you are checking a VA loan program charge with the lender. For a private Reading appraisal, bring the property facts and purpose to the first conversation and request the written quote. The companion article on appraisal fees explains who should order, pay for, and receive that report.
